Building Management System

BMS
Building Management System
All Buildings have some form of mechanical and electrical services in order to provide the facilities necessary for maintaining a comfortable working environment. These services have to be controlled by some means to ensure comfort conditions. Basic controls take the form of manual switching, time clocks or temperature switches. Here if Building Management System (BMS), is introduced, we are able to get a comfortable working environment in an efficient way.
     BMS is a building equipped with special structured wiring to enable human to remotely control or program an array of automated building electronic devices by
entering a single command

BMS concept.
    Building Management Systems (BMS) also known as Building Automation Systems (BAS) Building Management and Control System (BMCS) Direct Digital Controls (DDC) and Building Controls.
*    central controlling facility
*    automate and take control of various operations
*    manage all the systems
*    coordinate the various systems
*    provide a comfortable working environment in an efficient way.
*    Its purpose is to control, monitor and optimize building services
*    e.g., lighting; heating & cooling; security , audio-visual and entertainment systems, ventilation and climate control, time & attendance control and reporting.

And we can say:
 A micro-processor based system which centralizes and simplifies…
*    controlling
*    monitoring
*    operation and management
of heating, air-conditioning, ventilation & other building services
 to achieve…
» safe and comfortable working environment
» energy saving & efficient operation
» at reduced time & cost
Why do we need BMS?
*    Every piece of equipment in a building today is highly intelligent
*    Complex algorithms to be processed
*    Multiple buildings and a single seat of access
*    Energy Costs are increasing
*    Occupants want faster, quality and timely response
*    Building functions keep changing
*    Buildings are an asset to the owner
*    Safer and healthier place for occupants

Components of BMS
• Centralized WorkStation Computer
1.     With powerful user-friendly software.
2.     Used for everyday building operation.
• DDC Controllers and we can use (plc)
1.      Micro-processor based
2.      Fully programmable
3.      Controls the HVAC equipment of the building
• Field devices
4.     Temperature, Humidity, Pressure sensors
5.     Valves, Actuators
.     BMS advantages:
• Man / Machine Interface
interact with the connected technical building  equipment. user friendly for operators engineers  and building managers.
• System Security
To prevent unauthorized use
*    Password protection
*    Operator specific access
*    Operator log summary
• User-friendly data presentation
*    co-ordination of the flow of information through the system by implementing customized graphics.
*    floor plans of the building
*    graphical representation of the equipment.
• Alarm Management
the presentation in the sequence of importance and time of..
Þ   potentially dangerous situations
Þ   process value deviations
- guiding the operator to take appropriate action through..
Þ    audible and visual indications
Þ   Email, SMS
- alarm summary
Þ   Time, date, priority and description
• Reporting
present customized subsets of data actual or historical state export as a word or excel document to a printer.
• Data Logging
The automatic gathering and storage of data from the field equipment for later analysis and reporting
Þ   Dynamically or historical
Þ   Customized charts and graphs
Þ   Tabular reports
• Time Scheduling
*    time-based start/stop of the equipment
*    saves energy cost and efficient operation
*    effective for lighting, occupancy control
*    can be as daily, weekly, for holidays or events
• Event recording
automatic logging of…
Þ   operator activities and commands
Þ   processes related to connected devices
Þ   workstations and printers.

• Remote connectivity
provide remote access to the system with full functionality through..
Þ   local area network
Þ   dial-up
Þ   internet via web browser
7.7. BMS Benefits?
